These Terms apply to services provided by X-Design Studio and to the use of this website. By accepting a quotation or confirming a booking, you agree to these Terms.

In these Terms, “we”, “us” and “our” mean X-Design Studio. “Client”, “you” and “your” mean the person or organisation purchasing our services.

Services and bookings

We provide measured building surveys, CAD floor plans, property photography and related property documentation services.

The agreed property, services, deliverables, price and expected timescale will be stated in our quotation or written booking confirmation.

Submitting an enquiry does not create a contract. A contract begins when you accept our quotation and we confirm the booking or commencement of work.

Any additional services or changes to the agreed scope may affect the price and timescale. We will agree these with you before carrying out additional chargeable work.

Property access and client responsibilities

You must ensure that:

you have authority to commission the work and arrange access;
safe and reasonable access is available at the agreed time;
occupants, tenants or agents have been informed;
relevant areas of the property are accessible; and
known hazards or restrictions are disclosed in advance.

We may stop or postpone a visit if access is unsafe, unlawful or substantially different from what was agreed.

Inaccessible areas may be excluded from the work. If another visit is required because agreed access was unavailable, we will explain and agree any additional charge before returning.

Measured surveys and CAD floor plans

Our measured surveys are non-intrusive and cover visible and reasonably accessible areas of the property.

Unless specifically included in the quotation, our services are not structural, condition, asbestos, electrical, drainage or EPC surveys and do not verify ownership or legal boundaries.

Drawings represent the property as observed on the survey date. Reasonable tolerances may apply because of finishes, furniture, restricted access or irregular construction.

Plans must not be used for construction, manufacture or fabrication unless this purpose has been agreed with us. Critical dimensions should be checked on site before materials are ordered or manufactured.

We are not responsible for changes made to the property after the survey date.

Property photography

The Client is responsible for preparing the property and obtaining any necessary permission from owners or occupants.

Photographs will be edited and supplied in the quantity, style and format stated in the quotation. RAW or unedited files are not included unless agreed in writing.

Exterior photography may be affected by weather, lighting, vehicles and other conditions outside our control.

Delivery and corrections

Files will normally be delivered electronically. Delivery dates are estimates unless expressly confirmed as fixed.

Please review delivered files and report any possible error promptly. We will correct errors within the agreed scope that result from our failure to provide the service with reasonable care and skill.

Additional revisions, new instructions or changes outside the original scope may be charged separately after agreement.

Nothing in these Terms affects your statutory consumer rights.

Prices and payment

Prices, payment dates, deposits and any agreed expenses will be stated in the quotation or invoice.

Payment must be made by the stated due date. Where specified in the quotation, final high-resolution or editable files may be supplied after payment has been received.

Cancellation and rescheduling

Consumers who agree a contract online, by telephone or away from our business premises will normally have the right to cancel within 14 days after the contract is made.

To cancel, email info@x-design.co.uk with a clear statement that you wish to cancel.

If you ask us to begin work during the 14-day period and later cancel, you may need to pay a reasonable amount for work already completed. If the service is fully completed following your express request and acknowledgement, the right to cancel will end.

Any refund due following a valid statutory cancellation will normally be made within 14 days.

After the statutory cancellation period, any cancellation or rescheduling terms stated in the quotation will apply. Charges must reasonably reflect work completed and costs that could not reasonably be avoided.

If we cancel a booking, we will offer another suitable date or refund payment for services not provided.

Copyright and use of files

Unless agreed otherwise, copyright in photographs, drawings and other original work remains with X-Design Studio.

After full payment, you may use and share delivered files for the property and purpose stated in the quotation, including sharing them with relevant architects, designers, contractors or estate agents.

You must not resell the files, use them for another property or unrelated purpose, or claim that you created the original work without our written permission.

We will not publish identifiable project photographs or plans in our portfolio without appropriate permission or another valid legal basis.

Our responsibility

We will provide our services with reasonable care and skill.

We do not guarantee planning or building-control approval, a particular sale or marketing result, or information that was concealed, inaccessible or incorrectly supplied by another person.

We are not responsible for losses caused by inaccurate Client information, undisclosed restrictions or use of files outside the agreed purpose.

Nothing in these Terms excludes liability where doing so would be unlawful, including liability for fraud, personal injury caused by negligence or statutory consumer rights that cannot be excluded.

Privacy, complaints and governing law

Personal information is handled in accordance with our Privacy Policy.

If you have a complaint, contact info@x-design.co.uk and provide details of the project and issue. We will investigate and try to provide a fair response within a reasonable time.

These Terms are governed by the laws of England and Wales. Consumers retain any mandatory legal rights that apply where they live.
